SiteXData AVM for ARV?

Does anyone recommend this for getting ARV on property values? How accurate is it? I live in a non-disclosure state so all the free sites are useless to me, and MLS is the only way to get comps. I have a RE agent that runs comps for me but charges $150 per property!! This seems like an alternative if the results are accurate.
