My sister will be getting her Indiana state license this week. What are the next/proper steps for her to get on the local mls? What are the typical fees that she will encounter in starting her realtor career. She will be doing this mostly part time if that makes any difference.

I just bought a duplex in land contract with no money down as a buy and hold. Just found out that the conversion was done without any permits. The electrical and hvac were not separated. The previous owner included utilities in the rent to account for this.The conversion was done over 20 years ago. It has been rented and used as a duplex for the whole time. It has great cash flow! Should I keep it this way it is or should I try to make this a legit duplex?

Not sure if this is the right section to post this, mods please move if necessary. I am wholesaling a property and judgements came up on the title search on both my seller and the previous owners. The totals are for $10k on the previous owners and $2k for my seller. I have a purchase contract for $17k with the seller and an assignment for $4k with my buyer.  Would anyone recommend I buy the judgements to move forward with this deal? How do I go about buying these? What if the previous owners dont care to payoff the judgements?

I have a lead that I'm working on, to possibly get on a sub2 since there is very little equity to do a wholesale flip. The seller has multiple properties that he is trying to liquidate in order to qualify for his benefits I believe, so this particular property has to go. He is willing to sell for what is led ton the mortgage balance, but his main concern is leaving the mortgage in place under his name due to the fact that he believes this will still affect his benefits. He don't mind giving deed over and me just taking over payments. Any thoughts or insight on this matter? This would only be my second re deal.

In my purchase contract does it have to say purchase for $9k that way the back taxes get paid or could I leave it at $8k for which is our agreed price And have the title company sort this out?

Yes we have agreed to $8k for the property.

My seller owes back taxes on the property,  about $1k. He's unemployed and has no way to pay for them, how do I structure this so the back taxes get paid with my buyers funds?

House doesn't necessarily have to go to the brothers name, the seller thought it would be best since he had been living there and that's what the parents wanted before they passed, so he had somewhere to live. None of the family members want anything to do with the house. Main concern is getting the brother to assisted living since the house is too much for him to handle. Affidavit of heirship sounds like the best option right now. How is this usually done?
