A good book to read about investing and research is "Rich Dad Advisors: ABCs of Real Estate Investing: The Secrets of Finding Hidden Profits Most Investors Miss" I bought the audio and listened to it in one day, about 6 hrs long. Great read and very informative.

 Are you sure about the Indiana law? i havent heard anyting and my title company made no mention of it

In a facebook group someone mentioned that you can now list auction properties on the mls as agents. Thus able to list a wholesale property as an auction deal. Is this possible? If not a licensed agent would you just pay a listing fee to an agent?

We Have a cheap property that has great potential for great cashflow. It is a 3bd/1bth/1248sf in South Bends Northwest Neighborhood. It is located at 1109 Harvey st in South Bend, 46616. This was a hoarder house as you can see in some of the pictures at the link below.
The house is in structural great shape with a newer roof that is less than 5 years old. Most of the repairs are interior cosmetic repairs that include kitchen and bathroom renovations, paint, carpet/floors. The furnace and some of the electrical in the basement will need some updates as well.

With median rents in the neighborhood for a 3/1 are $600/mo, this makes a nice cashflow potnetial.

Im wondering what are some thoughts about wholesaling in every market? From almost all the gurus they say, yes it works in every market. Many others that I talk to say that not all markets are the same and that wholesaling alone will not work. I'd like to hear your thoughts on this?

I just picked up joe mcalls course on wholesaling lease options, im just wondering if this strategy is still viable in todays market? Is anyone using the strategies today from the course?

I have seen many cash buyers in my area have been trusts and hedge funds. Im wondering if I were to wholesale a deal to some of these buyers how would I go about it, and would anything have to be done different than a typical cash buyer?

Im just curious as to how relevant the info is on the book. Does the info still pertain to todays markets and how is it affected wih the dod frank?

Here in Indiana its a non-disclosure state. Which means that past sales prices are not public information and usually only available through the mls. It makes public sites like zillow and realtor nearly useless.

@Wes Emert Im looking to help a friend wholesale properties in the GR area, and wanted to find a title company the was well versed in assignments before putting anything under contract.
