Going through the City's website and looking at the neighborhood maps, there is classifications for the neighborhoods. I was looking for some help in getting better understanding to what exactly do these classification under the Neighborhood Market Condition means. There is only 3 options a neighborhood is given either; Stabilization, Reinvestment, or Revitalization. Any insight as to exactly what these means for a neighborhood and more specifically to an investor?

Im curious if anyone has used the Mightycall service

as an alternative to Google Voice? Ive been looking for an alternative since I already have a Google Voice number that is currently being used for something else. It seems to have some really great features, like multiple numbers, call us now widget for your website, ability to delegate calls to others, and virtual receptionist. 

I was considering just adding another line to my phone plan but this seems like a much better idea. Any thoughts?

When wholesaling a non-assignable reo contract and you have to do a double closing do you have to "buy" the property to close on this from the bank? Then you "sell" the same property to your end buyer, while at the title company? My question/concern is, how does one "buy" the property in the first place in order to close, for the first part of the deal? Cant I just use the funds that would be coming my way from the end buyer in the sell portion of this deal? Or do I actually have to have cash/financing on hand in order to buy on this part of the deal during closing?

Just would like to hear some tips on finding hard money lenders to fund any future deals. More specifically tips on how to find local HML. I read that some small local banks can be good for this. Is there a way to find this information?

@Sharad M., Yes I have thought about that but Im so new and have no idea how to find a new agent or where to even begin to find one. I have actually put up a craigslist ad offering money in exchange to be an unlicensed assistant access, obviously no luck there. Its a catch 22 situation here.
