I think that's a great idea. Your biggest hurdle, in my opinion, will be to market yourself. Maybe attend some local REIA groups, pass out business cards, etc.?

Supply has gone down. Things like this are usually cyclical. I'm having to think outside the box to locate anything of value.

What's the best way to locate properties with code violations? I can easily locate a list of vacant buildings but I don't think that's what I want. Looking to by properties that are in danger of being condemned due to code compliance. Invest money to get them back in good standing and then hold as rentals. Any insight would be appreciated!

Do any of you guys currently work with bird dogs? I'm familiar with the concept, but other than posting an ad on Craigslist I wouldn't know where to find people motivated enough to drive for dollars.

Hey Blake! Welcome to the community and to all of the activity going on in the Twin Cities area. Marketing to absentees is a good place to start, but you will soon realize that list is heavily used in this area. I would also suggest looking into probate or other criteria to diversify a bit. Where are you targeting in the Twin Cities area? For example, I know there are a lot of investors that focus on Hennepin County. It seems to be a really hot place right now, but competition can be fierce. I myself have tried to stay away from that county and instead focus on some other areas. Shoot me a message sometime. It would be good to connect and see how we might be able to help one another out.

When you talked to your assessors office, what specifically did you ask for? I'm sure they get lots of calls for information. I'd like to get a better idea before I call and stumble over my words try to explain my request. :)
