Hey everyone!

I have a single family home on Saint Paul's east side (Payne-Phalen neighborhood) that is currently rented by a family for $1200/mo with a $200/mo discount for on-time payments. Lease is good through the end of October 2015. I have the property listed for $96,000 currently.

High level details of property (Postlets link below):

  • RMV: $135,000
  • 4 bed, 2 bath, 1500 sq. ft.
  • 2 car detached garage, fenced in yard
  • Sewer lines were replaced by city of St. Paul in 2014
  • Close to schools, library, fire station, highway

Welcome to the neighborhood. I'm over on the east side of the Twin Cities. I agree that the REIA groups are great place to start. I've been to the Pine Financial one along with TwinREIA.

Direct mail is probably going to be your best bet. You could put a website together and start marketing that via Google Adwords or Facebook, but that will cost you.

Trust the direct mail. Calls will eventually come in. If they don't...tweak your direct mail system and try again. A lot of this is trial and error. Also, check out the Bigger Pockets podcasts. They have great info on marketing.

Great discussion, folks. On a similar note, I have a future rental property that I'm trying to secure with financing. I'm looking for a good local contact. Anyone have suggestions aside from those mentioned in this thread?

I agree with the comment about the flat fee listing service. You could probably list the house yourself for $500 including photos and additional bells and whistles. If you price it correctly, it will sell quickly. Part of the reason that properties take so long to sell on the market, is that homeowners inaccurately determine property value. Spend the 500 bucks and wait for 60 days. If you don't sell it, then you can always go to a realtor. However, if you do end up selling it you have just saved a ton of money.

Attending a local REIA last night and got some great ideas. My difficulty with trolling the internet is that there are a ton of wholesalers, but those turn-key investors are hard to come by.

  • Sewer lines were replaced by city of St. Paul in 2014 (assessment)
  • Close to schools, library, fire station, highway

Property sits on Maryland Ave E, just east of Payne Ave. City of St. Paul made improvements to Maryland Ave in 2014. At that time, the driveway access from Maryland Ave was removed. Driveway and garage still accessible from alley. As a result of the change, the garage door does not face the alley.
