Has anyone here been successful with opportunity zone investing?  Thank you for the insight. Opportunity zone funds have several rules in place to be able to meet the IRS guidelines. Bigger pockets episode #599 was excellent at explaining the benefits of doing your homework.

Hello Jennifer if you want to be a more passive investor you may consider placing your capital gains in an opportunity zone fund.  Bigger pockets episode #599 was excellent it also discusses 1031 exchange vs opportunity zone investing.  

Thank you for all the useful tips about details of cost segregation. I am considering doing a cost segregation study this year on a 4-plex that is  now operating as 4 short term rentals and we have had it since 2019. Hoping to be able to claim bonus depreciation but I would need to ask many more questions to proceed.

I just learned about an All In One HELOC loan product that is available. You may want to look into it. The lender that introduced it to me works for CMG.
