Massachusetts is really competitive, Suffolk & Middlesex Counties are top 10 markets nationally. Extremely hard to find deals and the deals are expensive. Given this set of circumstances we started building our business by going further west into Franklin County. It was less competitive and a lot cheaper, but still within driving distance. It was much easier to learn the market & we had less anxiety about making a mistake based on someone else's judgment; Agent's and Buyers do NOT share interests. As an Agent the task is short sighted, as a Buyer the task is long term, this creates a natural discrepancy. The only time an Agent's interest arw fully aligned with an investor is when the Agent does draws significant income consistently from them.

Long & short there are fundamental disadvantages you are facing here. Instead of going out of state go to a different part of your home state. Decrease the degree of difficulty and increase your likelihood of success.

1. The list determines your success. Who are you targeting? How often are you mailing them?

2. What is the envelope going to look like? Are the prospects likely to open it?

3. I would update the headline... I am interested in buying your property... Make it less about investing & more about buying.

I would say yes, let him know that if it looks crummy you reserve the right to his deposit in order to get a pro to do a better job. I've had a number of tenants do this, it has always worked out. Trust your instincts, I think you want to say yes because he built a good track record with you.

@Tyler Piciullo. Buy a 4 family & owner occupy one of the units, this will allow you to buy with 3 to 5 down. Live in it for 2 years, then buy a 3 & repeat. Then buy a 2, after 2 years buy a single for yourself. Target properties that have been on market for 60+ days & try to buy around 85% of market value (you're an Agent so trust your analysis).

At the end of the 6 year run, you will own 9 units. You will have paid down the mortgages and you'll have some appreciation in value. Most importantly you will have cash flow to either (1) provide you income or (2) fund more purchases.

Act.

1. We own & self manage 24 units

2. We manage another 12 units for other owners

We NEVER pre screen like this. We make the property as accessible as possible, price to the market & get the best pictures we can find. If we aren't attracting prospects we make adjustments quickly.

Price - Pictures - Access. Managing these 3 components is the key to moving real estate.

3. Between me and my two partners we have over 800 total transactions as agents

We would NEVER buy out of state sight unseen. Don't do it.

@Jackson Risse. We are focusing our energy on finding deals earlier in the cycle, the closer we are to the Seller at the original point they decide to sell the more likely we are to get a better price. Our focus is on acquisition cost, its the biggest lever we have some level we can influence.
