@Mike York. Is the water off because the water main is shut off? If so, they can just find the water main and turn it back on. As it pertains to burst pipes, it doesn't take 9 days to find a leak - its takes a couple of hours.

@Frankie Betancourt. Foreclosure deed clears the mortgage, you won't owe that. Look for any municipal & property tax liens, the foreclosure deed does not clear those. What is your plan for getting the house vacant? That is the most important thing.

@Kimberly Beltran. I would let the Buyer know that you are not making the repairs, get a final contract drafted with all the terms you want and give them 24 hours to sign. If they fail to sign, list the property for sale. Real estate is a black & white business as long as you get everything in writing.

1. Reach out to the town, provide them with something in writing reflecting that you have initiated a claim with your title company & that you expect them to pay.

@George Duchatelier. Buy with an FHA loan, you will need to owner occupy for at least 2 years.

1. Buyer should read: Name of Buyer or Assignee

2. You need a separate rider with all parties agreeing to the assignment fee

3. Otherwise, the contracts are the same as a standard sale
