My tenant asked me- about painting rooms in the house he leased
Hi All, my tenant texted me a question-
Would you have any objection if I painted one of the rooms? Maybe two?
What would you all say? He works from home and pays rent on time and takes care of the house, on his third lease. This is my first rental property so don't know what to say. I had a contractor paint the entire top floor of the house where the tenant lives before he moved in, in 2020. He works in customer service, he is not a professional painter. I don't know if he has ever painted before, what kind of paint he would use, will he use drop clothes, etc.

Always a NO answer. Not only is he not a professional painter and will absolutely give you a lesser quality paint job, but it simply opens up the door for him to start doing other little projects that he wants to do (assuming that you won't care)
If he is truly a great tenant, then consider paying a painter to do it. But make sure the colors are those that will be considered desirable to other tenants in the future. You don't want fuschia or red walls.....
