@Stephen Jones. Cash flow beast? Is that based on present day operations or is it a projection? We passed on a 17 unit this year, the Seller gave us a spreadsheet with projections that he wanted to pass off as current income. The red herring was his inability to produce leases; we have other property in the market so we knew the numbers were possible but the property needed alot to get there.

Long & short, if the numbers make it worth it - do it. Every property comes with a set of headaches, you are experienced so you know that. The one technical piece of advice I can pass along, is to increase your vacancy & misc costs provisions when running numbers; C markets should be calculated at 10% minimum.

@Rami Khaldi. You don't need to network with hard money lenders, you just need to email them & ask them for terms. Every hard money lender I have ever run across has a standard rate & fee sheet, that sheet also includes their track record requirements.

@Shenell Caldeira. Don't waste your time, bank will not speak with you; banks contract out all of their foreclosures with asset management companies. Me & my team worked with bank on short sales and REOs (bank owned properties).

@DeAndre Mason. Make an offer on your own contract; the Seller will either accept or deny it. The Agent doesn't have anything to do with it.

2. Tenant is subject to losing eligibility if they don't comply with lease terms accepted by the program

@Seung Don Hong. Call the tenant, work it out by speaking with them... Text should be reserved for non critical communication, not fixing a significant error like this.

The upside: your tenant is likely to understand and work with you, but you need to talk to them.

@Lisa Rodriguez. Rentredi works for me; we own 24 & manage another 12. Its easy to use, not super fancy but I prefer function above all else.

@James Simoes. Umbrella policy, speak with your insurance broker explain what you want to accomplish & they should be able to create a policy that will allow you to scale with a single LLC.

As a side note, I would not do a DE llc; its just an extra step, you will need to register as a foreign entity in the state you are doing business in anyway... In my opinion, all you are doing is creating an additional expense & yearly corporate task.

Fellow Mass res!!! Rentredi. Use Rentredi. We self manage 24 units & manage another dozen for landlords in Central Mass. Rentredi is simple & keeps track of everything. Hope this helps!!!
