Direct Marketing Campaign Thoughts??

I'm starting a mailing campaign targeting apartment owners in Ohio, primarily in Cincinnati, Columbus, and Akron.  Here is what I decided to write in my letter.  Can you dig into it and critique it for me?

"My partner and I have saved up $250k to

purchase our first multifamily. If you have

anything you’re selling from your portfolio,

please contact me, as I would be happy to offer

you a price.

Thanks!"

I would change the first sentence to something along the lines of "My partner and I are local investors looking to purchase multi-family properties.."
Reason being, you do not want to give sellers the wrong impression about purchase price. They might feel $250K is not enough for their property (and could be wrong about it) OR they might feel you're willing to pay $250K for a property that is not worth that much. In both scenarios, you'd be starting off the relationship with unrealistic expectations.

Mentioning that this is your first property may shy sellers away who would think you're inexperienced or unable to close on the deal. That said, I think that with the right seller, they'd feel good about selling to someone who is starting their RE portfolio or looking for a new home to occupy. I would leave that conversation, however, for a phone call once you've made contact.
