Hire an agent, it’s a good way to indicate you’re serious. It’s also good to have a second opinion on your deal.

Experiences are a great way to add revenue to your STR, but require some expertise and teamwork. In my STR market (Galveston TX), folks sometimes offer ghost tours or art walks to add to one's trip. Like the cleaning fee, this is something you can charge the guest a little extra for in exchange for facilitating the experience. We're also looking at some in house drink service options, like bar catering.

Go on Airbnb and look at available listings throughout the year in comparable neighborhoods, with comparable features. You could also get an airdna account, which isn’t cheap, but can be well worth it. Good luck!

Experience in REI world is a dime a dozen IMHO. When you're starting out, lots of folks will have done more than you and have experience to offer in exchange for your hard work. Secure the bag first. If that means selling solar door to door, so be it.

If you're looking towards the south, coastal STRs are a great option. Many of these markets had vacation rentals long before airbnb so risk of regulation is low, and demand should continue to be strong as more Americans migrate to the south for employment and housing opportunity.

I’m not investing in this area, but these are pretty fundamental questions. Do you want to spend less at the closing table? Then shopping for a new build isn’t going to be as wise. Buying used will almost always save you money at closing, but there are downstream costs associated with make-ready and future maintenance.

Is your overarching goal 20% COC or to own a STR in a place you enjoy visiting? If you want the former, it might be wise to keep searching in that market or to move on to another one, if you want the latter then only you can really know what the COC% difference is worth to you
