Post: Short Term Rental Arbitrage

Just to add to the list of reasons STR arbitrage sucks. It's bad for the long term tenants of the property. Condos and apartment complexes aren't built to be treated like hotels, and very intentionally offer hotel-like amenities to guests to justify the rents. When folks do arbitrage in these properties, the pools and common spaces become effectively unusable for tenants. I lived in a building where illegal arbitrage became a rampant problem, and it significantly lowered the qualify of life for all us tenants.

Good business ethics means you need to evaluate how you affect the people around you, not just your customers. Rental arbitrage is a silly investment (even a broken clock is right twice a day) that has negative consequences for other relevant stakeholders. Don’t do it.

Howdy y’all! I’m starting a mastermind group focused on Galveston STRs for Houston area investors. We will be meeting up at Axelrad in midtown every third Saturday @1pm, starting in March. This event is for both current owners and curious investors. Come to have your questions answered, bounce your ideas off of others, share stories and find other likeminded people. We will also incorporate speakers with experience in this market, such as lenders, insurance agents, tax consultants and more!

I hope to see you there. PM me with your email address for a direct invite!

Howdy y'all! We'll be gathering the third Saturday of every month to talk STR projects, tactics and prospects. If you're interested in investing in the booming Galveston market, meeting other investors or bouncing your ideas off of others, come join us! This meetup is perfect for newbies and experienced islanders alike. Axelrad is a family friendly beer garden (no need for a sitter, bring the kids!) and shares a patio with a great pizza restaurant. Inbox me to be added to the reminder list, and for more details. Hope to see y'all there.

Airbnb is a company, not a public utility. No one is entitled to doing business with them. Something tells me you wouldn't want your STR used for an antifa meeting, so why is it surprising that Airbnb would have similar instincts?

I think the problem is that if I refused to rent to a group of 2 Antifa members just because they were Antifa members, I'd be booted off as a host.
Tell the folks that wouldn't make a wedding cake for a gay couple that no one is entitled to do business with them...

I feel like for me, Airbnb is a set of golden handcuffs.  I don't agree with a lot of stuff they do, but where else would I turn to get the revenue coming in that they provide?

Do you know that, or are you just assuming? That sounds like a baseless assumption. And sexual orientation is a protected class, being a member of a political group is not. So the comparison is absurd. I don't like the politics and practices of lots of companies whose products I buy or use. Hell, I don't like many of the politics or practices of our own government, but you take the good with the bad and make it work for you. Getting in your feelings over airbnb having values that don't align with yours is a futile waste of time and energy. That energy would be better utilized making your STRs better or creating your own STR platform that aligns with YOUR values. You don't think Tucker Carlson wouldn't want to feature your business on prime time TV if that was your approach?

Keep your eye on the prize y’all, someone else’s quixotic attempt to piss off a mega cap tech company is a distraction from your own personal journey and obligations.

I would look in a cheaper market. If you’d ever like to talk about Galveston, TX, hit my inbox. Lots of sub 400k properties, and making the cash offer won’t make a big difference.

Ask lenders if they offer a vacation home mortgage. These typically have a 10% down payment if the property qualifies

I would consider coastal TX too, like Galveston. Feel free to inbox me if you’d like to talk in more depth about this market
