You should find a realtor who is interested in helping you find a deal that you trust. That’s a tough quest in and of itself, but it’ll get you closer to where you want to go. Good luck!

Cash flow is hard to come by in general around here, but it’s doable. I dont know if i would go as far as to say an entire sub-market in the area has a lot of cash flow potential, but individual opportunities exist in almost every sub-market. Working with a realtor who understands this is key.

Landlords can’t just come and go here, tenants have a right to quiet enjoyment of the property, so you have to have your work on the units scheduled and your tenants made aware.

Lots of different areas throughout the market are trending. Houston is, by square miles, bigger than 5 states. So there’s a lot of variation, depending on what kind of options the property affords you. Finding a good deal requires patience and a solid strategy

To be honest Bobby, it’s a tough road to hoe part time. I had trouble just doing DoorDash shifts regularly after I got my license because of how much time I spend on other aspects of my sales agent biz. I would recommend checking out David Greene’s book on the subject, “sold” to get some stellar advice on the “what” and “how” and “why” of your real estate career. Good luck!

Hi Henry, love the plan and good luck! Have you considered looking into getting a real estate sales agent license? I wouldn't suggest it as a side career, it's very time consuming, however, you could try to do it that way, or you could lean all the way in and do it full time, too.
