Dear appraiser over here,

I was wondering, when an appraiser is looking for comps, how far does he look (0.1, 0.2, 0.3 miles) ?

thank you all in advance

Dear BP family,

I am a seasonal investor specializing in buying, rehabbing and renting out  single-family houses in Philadelphia.

How important is it for me to pay attention to the zoning of those homes?

Thank you all in advance,

Eli

Thank you. So, a regular deed in a way gives you a better protection?

Sure, sorry for being unclear. My broker asked the title company to order the L&I report. Now, the deal fell through and the title company wants me to pay for this report but the deal fell through because of the seller

I have had similar issues and they fixed it right away. This is why you always look it over before singing closing docs

So, the deal fell through because the seller couldn't close on time. Now, the title agency is trying to subtract some costs which they incurred from my deposit ( i am the buyer). I think the seller should pay for it. Where do I go/complain to resolve the issue?

thank you! but let's say the title company made a mistake in the allocation of the expenses between the seller and the buyer, which is not really covered by the insurance, and now refuses to correct its mistake. whom can i complaint to?

Dear BP community.

I was wondering, is there a supervising agency that oversees the work of the title companies? In case a title company makes a mistake, whom can I complain to?

Thank you all in advance,

Dear BP family,

I am thinking of trying to implement direct marketing to expand my business in Philadelphia, PA. I was wondering, would anyone know where can I obtain the lists of abstaining landlords and/or people who are 90 days behind on their mortgage payments?

Thank you all in advance,

Eli M.

Dear BP family,

I was wondering, if i am buying a property in "as is" condition, does it matter at all what the seller puts in the seller's disclosure?  could i go after him based on misrepresentations in the seller's disclosure ?

Thank you all in advance,

Eli M
