When does your Airbnb permits expire? I’m reading New Orleans will not be giving out anymore permits or renewing till a study is done.

Negotiating 100% owner finance deal on a 40 unit complex. The place only has 14 units total rented out at this time. Reason being owner is 80 years old and just kind of gave up on it. Anyway I want to refinance out and pay her off once property is stabilized. Do I still need 20% down to refinance the property. Reason I ask if because I refinanced my 4 plex I owed outright and never had to come out of pocket at all. Any information will be appreciated!

Called old capital lending Monday and was told I could possibly get a 10yr fixed with 30yr am purchase price of 1.2mill. It did not qualify for agency debt but said they know another lender who may be interested.

Hey! I got a single family in the Gulfport area but am looking for small apartment complex. Seems like starksville is full of complexes for sale which makes me wonder why? Is it saturated with rentals?

thanks guys! I'm torn between buildium and Helmane. Seems like Buildium has been around a lot longer than Hemlane. $45 seems steep but I'm building my portfolio slowly so I need organization.

I've Been reviewing all of the rental management software bigger pockets has advertised and trying to choose one. I only have 10 units at this point so is it even worth my time? 

So I listen to Rod Khleifs podcast along with bigger pockets of course. He's hosting a 3 day MULTI FAM bootcamp in Tampa,FL  Jan 19th-21st. I have never been to a seminar besides rich dads and that was nothing but trying to up sell merchandise. Was wondering if anyone one else from BP was going to attend?
