The parks are now take a couple hours a week for management and people in the park are always willing to help out.


 What areas in the South East do you have parks? Im in LA and MS Gulf coast.

@Frank Rolfe I meant to type Mobile Insurance no MHP Insurance. They could not get me loss of business or liability even though the park has never flooded or in flood zone. Didn't know if you knew any other solid companies to contact.

@Frank Rolfe I used MHP insurance for a park I own in Hattiesburg, and had no issues getting insured. Im buying a park about 20 miles from New Orleans and NO companies will insure from MHP insurance due to possible flooding! Do you have any suggestion? This park is not in a flood zone or has never flooded.

@Michael Baradell How many MH's are on each septic? What size septics? Do you pay to get them pumped or split the cost between tenants? My biggest regret buying a septic park is not doing enough due dill on the septic situation.

I have a park under contract with fairly low lot rent for the area. Problem is the park does not make sense unless I raise the rents on the 26MH pads from $150 to $300. Not sure if anyone ever raised rents that much but just curious what others have done when it comes to day one owning the park.

@Mike Reynolds What terms did the bank lock you in on your first park. Also what will the Refi numbers look like for the financing?

Has anyone here withdrawn money from your 401k to invest in real estate. With the Cares Act it allows you to do so with just a 10% penalty till dec 30th.
