Guessing this is the park in Perkinston with all Katrina Cottages? I have a park in Pascagoula and Hattiesburg but ones septic with the other city utilities. Are you guys going to keep it POHs or sell them off? Also what did you buy it for? I think a year or two ago they were asking around 1.3/1.4m.

Climate change has been a hoax ever since Al Goer sold it to a Saudi Arabian company ( Who drills oil like its going out of style )

@Chris Gavre I just purchased a 37 pad park in the middle of this pandemic using a local bank. Terms are 20yr AM fixed for 5yrs @ 4.8% int. I only had to dish out 20% which was fine with me being they took the deal. I even had another local credit union literally call and email me saying they can beat the rate so the banks are willing to lend. You just need to get a list and call everyone in your area.

I am locked in ( 3 weeks ago ) on a 38 TOH park for 500k with 5.24% 15yr fixed 5yrs. Im calling him again tomorrow to try and get it fixed longer maybe 7-10yrs. I know the rates can be lower because I have another bank calling me every other day to jump to his bank.

For me its all about the History and architectural details. When gutting these older Shotgun doubles you start exposing 100yr old Barge wood with burlap insulation still intact. Just look at the paint schemes on the exteriors of the New Orleans homes. Where else can you get away with painting homes like we do down here? From a rental standpoint I feel its fairly easy to find tenants. Most of the tenants I have are tourism industry workers with steady jobs.

@Frank Rolfe Thanks for the response! I was literally just on your website reading in the forums about lift stations. Seems like I will need plenty spare parts and possibly a Nat Gas generator installed. I Was told a ball park on city sewer from owner was around 30-40k to install but that's was 5 years ago. Park is in a great location ( plenty jobs, top school district, around very pricey homes ) but will need a lot of cleaning up.

Im debating moving forward on a 25 unit park due to sewerage system being a lift station. I don't know much about lift stations but from what I'm reading it can be expensive along with many headaches. Anyone have info on pros and cons of a lift station? also what questions should I ask seller about the lift station?
