thanks for all y'all's input! I'm assuming subject to is almost like a bond for deed in Louisiana. I'm already in the process of refinancing a duplex I have so it would be extremely closed to pick up another loan right now. Subject to seems like the way to go.

Congrats on that deal and way to be creative! Did you actually have to go to a closing to do a subject-to deal? Im looking at possibly assuming a mortgage or if I can a subject-to just not aware of how it works.

Was wondering if any one has had success ever taking over/assuming another persons mortgage. I talked to a guy and he really just wants out of the mortgage and was even thinking about for closing on it.

Gotchya... well you can always refinance.Im doing a refi right now on one of my properties using NBC bank. Going smooth so far should close soon.

Harros on st.roch. I try to keep the old windows and just replaces missing or broken glass.

I always keep the older windows and just replace glass in the windows. Is this a historic rehab?
