If the property is listed at a price that you can get it under contract and turn a profit, then you can make an offer through listing agent. However, the sellers agent will want to control the deal, use their non assignable contacts, require a large EMD, POF and always try to drive the price up on your low offer aka (Realtors Rules). I would reach out to seller and introduce myself as a investor that pays cash for houses and explain to them the benefits of dealing directly with me and how they can save on expensive realtor commissions. I would find out their situation and level their of motivation, build a rapport and have them contact me if their property does not sell and the listing has expired.

The best deals are the one's that no one else knows about except you. Your wholesale business will thrive or die based on your ability to generate leads. Wholesaling requires work... Yes it's simple, but not that easy.

If you don't spend your money on your real estate education, then you'll spend it on your mistakes. However, I suggest you educate yourself here on BP everything you need to get your first deal to the closing table is here in the forums or find a local mentor that's actually doing deals in your market and learn from them. I learned a long time ago to stay away from these guru's and courses that promise to drop $ from the sky. Good Luck..

My ideal Investor buyer must be a solid all cash buyer who has the ability to close fast and can provide POF and usually familiar with assignments or simultaneous closings.

Learn how to play the game, then master the game. Wholesaling is simple, but not easy. It requires relentless work, energy, effort and perserverance to be sucessfull. You must become a master at marketing. I hope this helps..

I suggest you partner with a seasoned wholesaler in your area that will hold your hand during your first couple of deals. Go to your local reia or investor meet up groups or call the we buy houses signs and see if any other wholesalers will be interested in partnering in on your first couple of deals.

B/S are a great way to find cash buyers for your deals. I use the same google # for sellers and buyers. All leads go to my voice mail. Good luck..
