When dealing with private sellers. It all depends on how motivated the seller is, with that said, I will never put up more than $100.

When dealing with listed properties you have to play by realtors rules. But I always put up at little as possible.

 Finding active cash buyers is the easy part. Get a list of cash sales in the properties neighborhood and reach out to these players and see if they need another deal. If its a GREAT deal based on their exit strategy they will raise their hand and purchase your wholesale deal. If its not a great deal they will tell you NO THANKS. The numbers don't lie..

How can these Guru's ask for $25k and keep a straight face and not feel guilty. Do you realize how much marketing you can do with $25k. smh..

You will get some good info, some good motivation and then you will be pitched on a $25,000 mastermind program.

Keep your checkbook at home. You can get all the info here and some, I've met numerous poor souls who were swindled on a program that offered nothing special they could't find on their own.

I totally agree with Tim G. Also to learn and become successful in a niche, first educate yourself, then partner with someone that is actually doing what you want to do in your market in real time. Become an apprentice. Partnering with other investors and shadowing them on deals is a great alternative.

Wholesaling requires work, energy, effort and perseverance. Yes it's simple (process), No it's not easy. If wholesaling was so easy most of these gurus would be pushing paper instead of pushing their products. Don't fall for the shiny object syndrome.

Mark Whitten is Real Estate agent that is also an active wholesaler in the Baltimore area. Mark is very knowledgeable in the wholesale and short sale process. I have never purchased any of his products but he is actively closing deals.

Your wholesale profit will be determined by your ability to find and negotiate killer deals. Make as much as you can and still be able to deliver a great deal to your cash buyer.
