@Jacob Cannon, Yes it's possible to find a great deal in 4 months, but mostly unlikely. Most sellers are going to say NO to your low offers and terms. However, you're not looking for the majority you're looking for the minority. Wholesaling is simple, but not easy. Good luck...

If spouse is not on deed, an estate must be opened and probated. If spouse is the executor than he can sell you property while in probate.Good Luck

The best deals are the one's that no one else knows about.. As @kirsten Sitnick stated, you will most likely have to disclose to seller that you are a R.E agent.

The wholesaler that has the deal under contract with seller and the wholesaler that brings their cash buyer to closing table should be the only 2 partnering on deal. I would never let another wholesaler tie up my deal, knowing they don't have the ability to close. I hope this helps..

If seller can prove hardship and bank is willing to accept your offer based on BPO, definitely sounds like a potential deal. Good Luck..

There is no guarantee that you will see a return on your marketing cost, but you have to market in order to generate leads.

When making offers on listed properties and getting them accepted you're going to play by the Realtors rules..

Most likely your states realtor's contract will have a non assignable clause. But there are ways around non assignable contracts.
