You should always close deal with your investor friendly title company. However, I have closed deals with my repeat cash buyers investor title company that i have developed relationships with over time. Just remember to NEVER lose control of the deal.

Investor friendly title company will set up closing. Normally, Cash buyer in 1 room and Seller in another. However, Most of my cash buyer's are too busy with their other projects, they don't even come to closings, they sign Docs and overnight them to title company.

@Courtney P. Position yourself so the deals find you off your marketing and networking. Wholesaling is truly a marketing driven business. You must generate leads to succeed. If you can't find, control and deliver profitable deals to your cash buyers you can't wholesale. I hope this helps..

There is no need to put a lot time and energy in a deal, until you know that you have a motivated seller that has the ability to sell.
