For those investing in or near Indianapolis what are your thoughts on a buy and hold strategy with a focus on suburbs with good schools? Are these areas basically a keep up with inflation appreciation play? Will rents ever increase? Is today's $100 cash flow going to be $100 in 15 years. Rents have to increase too right?

@Jay Hinrichs Been speaking with @Jeff Wallenius and considering flying out to indy for a visit. After our discussion I have started targeting local property again. Though indy intrigues me, especially if I could brrrr. Thinking I may be able to buy and fund rehab with cash, then refi. Does the HML make the refi easier? Better to find HML to handle rehab as OOS investor?  Thoughts on getting in the game with 50-70K and willingness to leave 10-20k in the deal? Figure I will need an ARV of 70-80K and rents greater than $750 a month to make this work.

Quick tip!  There are sub forums. 

I feel like the forums in general are not being utilized properly. This might be purely due to the landing page when you click on forums. I tend to end up on trending forums and never make it anywhere else. 

There are sub forums for most topics. Also there are State and County/Area specific forums. I feel like these get neglected due to the landing and navigation of the website.

Anyone else feel this way? 

For instance everyone has been talking Indy lately and there is little to no activity in the Indy forum. What gives?

What is your method of choice for investing OOS? Turnkey, MLS or creating a team like @David Greene and BRRRRing? I would love for this thread to morph into a place for all experienced and novice OOS investors to share their method and stories. Please give some details on how you chose your market, your first deal and how you have continued to grow your portfolio. Looking for all points of view. Did you get robbed blind? Hit a homerun on your first deal and haven't looked back? Also, why did you choose RE and what is your end goal? How long have you been in your market of choice OOS?

Personally I have been standing on the beach watching the waves for along time now and I am planning to swim out before 2019 arrives. 2/3 of the way through Long-Distance RE Investing and it is clear to me that it can be done. Leaning heavily towards BRRRR and Indianapolis. Zipping up my wet suit now!

The amount of knowledge shared on the forums is amazing and I wanted to give a huge thanks ahead of time to all who share their story.
