This year I chose to quit drinking alcohol. This has been the best investment I have made by far. The ROI has been great. Lost 30+ Lbs, spend far less money (5-10k), and have been present for my son. One of the best investments in myself I have ever made.

After listening to the Rock Thomas podcast and getting back to mindset it dawned on me that my sphere of influence isn't the best. Clearly I am directly responsible for this and am looking to make a change. I am looking into M1 and am curious if anyone on biggerpockets has joined M1? I believe I am capable of continuing to network and creating the sphere I want and need but see M1 as a way to catapult myself directly into such sphere.

Would love to here directly from anyone who has and is on their journey. What impact has it had on your success? Why did you decide to take the plunge? How has the ROI been?

@David Greene @Brandon Turner Have you had any direct interaction with M1 members? Also @David Greene thank you for the awesome presentation last night. Snowboarding will be easy once you allow yourself to relax and trust your muscles to keep you balanced. The minute your body tenses up you will fall over. A vodka redbull is a solid recipe for relaxing fyi.

 I have the inside track on a property which is owned free and clear and the owner stands to make a huge profit. 500K+ 

With seller financing can he delay or minimize his capital gains? Any good books where I can find this info?

Realized last night that anything is possible. My market is only too expensive if I allow it to be. Starting the hunt for lenders willing to work with 10% down. Any hot leads? I am in Sonoma County. Looking for anything in Santa Rosa, Petaluma, Rohnert Park, Novato, San Rafael. Basically anywhere in Sonoma or Marin county. 

I have great credit and solid reserves which I do not want to tap into and pay income taxes on.

I was thinking something similar to this. You live next door, you could easily self manage and rent the rooms out and make it cash flow. Bottom line is trust your gut. 

Another question I didn't see asked is are you buying right? From the post it seems like you may be getting an off market deal and come into the deal gaining equity. If so that is another thing to weigh into your decision.
