Oddly enough it appears my last post asking about the Ogden market was removed. I did not know that seeking locals perspective on their market isn't allowed.

Been scoping out Ogden for a while now and really like what I see. Forbes has it as a top 10 market for investors and the brick houses are awesome imo. The old town feel with parades and car shows is awesome. Add to that the access to outdoor adventure and I have fallen in love from a distance. 

The internet can make things look alot better than they are and that is where YOU come in. Looking to connect with folks who have boots on the ground and can share with me their local insider take. 

Any and all articles, local newspaper sites and general takes on Ogden are greatly appreciated.

I dont know the area all too well but simply from an investing strategy I think it depends on you and your angle. If I could trun back the hands of time and was single I would go for the best bang for my buck cash flow wise and get a 4 plex. The fact you can use an FHA and little money down and likely live rent free is a game changer.

Another option is a SFR with a mother in law. I would live in the mother in law and rent the main house. Both great options imo.

I am a local long term Buy and Hold Guy. I honestly feel you may be cutting yourself short on the city. There are a lot of great neighborhoods which are safe and in your price range, especially if you are willing to go more south or west of the loop.

$300 a month is doable on the north side of the city and I would aim higher when going south or west of the loop or outside of Chicago. Min. ($450-$600)/month ( don’t just look on Zillow/Redfin for deals).

Lastly, everyone is different and if you were in Cali investing in the Midwest it would be different, but I think there is a lot of value when self managing your first few doors to gain experience. Handling people/your tenant is a large part of owning real estate!

Read this a few times and get in touch with this man. Just heard a podcast claiming Chicago was in top 4 for investing in real estate. You have a great opportunity in your city. Also being able to buy a mutlifamily with 5% down and have very little rent is a win imo. Lock it in before rates rise. 

Buying your 1st investment property as a house hack is the best way to start, period!

I am right behind you. Just got the book yesterday and am 80 pages in. Curious what your chosen market is? Great question by the way. I think paying a contractor to walk the property until he knows you will continue to bring him work might be a good way. Maybe doing a small amount of research on avg cost for each type of repair. Such as new carpet, bath remodel etc. Clearly big things can pop up but to begin I will not be seeking major rehabs aside from floors, paint and rehab of bath and kitchen.

Looking for an Ogden locals perspective. Is historic 25th happening? Food, shops, yoga studios and lots of people hanging around? I am planning on visiting next month to get a true feeling for the area but thinking I wouldn't mind investing in a SFR which could be my 2nd home in retirement. I love the brick houses and the view of the mountains.

Any and all info you are willing to share would be greatly appreciated. Links, blogs etc. Feel free to PM as well.

Also I would love to help out if anyone has any questions about Petaluma.

@Kean Levreault When I look at multi family I like to find the rent numbers and run some calcs to get an idea of what the property can do for me cash flow wise. 

In general it is a good way to just get an idea of what is happening in the market. Listing prices, days on market, different key terms in listings that tell you something about the condition of the house. After a month or three of looking at listings everyday you will naturally start to see things.

It isnt life changing but its a start.

Contact a local agent and ask for a MLS email daily. Pick a local zip code or 3 and get familiar with the market.

OKC is hot right now for turnkey I believe. Given that I assume you are in a decent place to execute the BRRRR strategy.

David Lindahl wrote Emerging Markets which might be one with info on studying a market.

What is the rental market like in SLC? Can a buy and hold investor get a 3/2 sfh off mls and at a minimum break even?

Had to pull out of this deal due to current rents and condition of units. Think this would be a great deal for someone willing to put in the work. Tenants would have to go and units would need tlc but comps and market rents look decent. I don't have the heart or capital to make it happen.
