@Ozzy Sirimsi In my experience FB groups facilitate the community discussion and network a bit better. Though Baltimore is described as a block by block city, I am curious, are there any zips you avoid?

@Kelly DeWinter Thank you for sharing your knowledge. I agree, a good property manager is a key piece to any investors team. Do you have any PM's you would recommend?

Good day all I am in the process of building my core 4 and looking to implement the BRRRR strategy in Baltimore. I visited a few weeks back and made some great connections. Currently looking to connect with other out of state investors and build a community where we can share our experiences. If you are an out of state investor or local resource please pm me so I can share my Facebook group with you. Love to hear from other out of state investors who have used BRRRR in Baltimore.

What are your top 3 zip codes?

Considering creating a self directed solo 401K for my wife and curious if there are options where I can utilize the funds for rehabbing my own REI properties? Thinking I buy cash, have her IRA loan me the rehab which means I will be paying myself the interest on the loan. Is this an option?

@Jay Hinrichs I know your big against the OOS investor working in these type of markets but I am going to take a gamble. Its either Indy or Detroit at this point. Would love to track down a 3rd. Going to start my phone campaign and look to build relationships over the coming weeks. Time to take some F#@$ing action.
