Given your market and the fact you are an agent I would think you could invest without turnkey. Have you thought about trying to build a local team and investing in something local? Turnkey is typically utilized by people on the coasts who are priced out of their local market.

Seems like alot of house for a 1st time purchase. Plus with tenants in place rehab isnt going to be easy. Ideally you want to buy something distressed and vacant. Rehab and rent then refi. Did you ask the seller why he wants to sell such a nice house?

Buy BRRRR book if that is your desired strategy. Listen to BRRRR podcast recently released. Easiest way to understand this I believe is you want 1% rule on your assumed REFI. Simple numbers.

You want to be all in for 75% of ARV with purchase, rehab and closing costs. If ARV = 100K you should be all in for 75K. If you can get $750 a month property should cash flow and you will have zero money in the property plus 25K equity.

@David Greene wrote the book on BRRRR it is a must read.

Taken immediate action. I have been kicking the tires for way too long. Buy something and start learning. Due your best due diligence and buy something.

@Zac Shybloski Have you tried the events page on BP yet under Networking? Another thing to do is search Pitt REIA and see if there are any near you. Facebook is another great tool to connect with local REI groups. Best of luck. Biggest advice do not attend without a plan. Pick one goal for yourself prior to attending the event and execute it. Also put your best foot forward. What can you provide the group?

Spoke with an investor today who had nothing but great things to say about the company. Curious if anyone else here has worked with them? Love to hear any and all feedback. The company is Turnkey Invest I beleive. There website is turnkeyinvestproperties dot com. They do turnkey in both Memphis and Little Rock. I have a call scheduled for tomorrow and would love to hear from anyone else who has experience investing with them. Beleive the owner is a BP member too. @Alex Craig

Think and Grow Rich, Richest Man in Babylon, So Good They Cant Ignore You, Miracle Morning would be a good place to start. Also the local library is a gold mine. My library even lets me borrow Kindle and Audible books so I never step foot in the library or get hit with late fees.

I am no longer a member. M1 was an interesting experience. The program is packed full of good content which is all available for free in some way shape or form on the interwebs. The POD idea seems great on paper but had little to no guidance after 6 weeks and didn't pan out the way I was hoping. Basically 6 new members were grouped together without any real reason and instructed to mastermind. The mentor piece was missing from the POD in my opinion. The weekly Monday interview was sales pitchy at times and felt alot like a podcast. All but 1 of my POD members have left M1.

The bottom line is I do not feel it is worth the price tag. I did manage to make some good connections but networking inside of M1 is just like networking outside of M1. Save your money and get out there and network. 

Here is your M1 content in a few words. Read miracle morning and implement, read Millionaire mindset and implement, create a budget and cut expenses. Look for ways to generate passive income aka REI. Enjoy!

Congrats on taking action. Being local to Indy you should be well on your way to getting a property. Aside from gaining knowledge on REI from books have you read any mindset books?
