More details needed. What kind of capital do you have? Credit? Best time to start was 2010 next best time is now. Being a young college guy if you could even manage to rent a house which you could then rent rooms to pay your rent that would be a great start. Any chance parents would help you out? Lets say you can rent a 3 bed house for 1k and rent 2 rooms for 500 a piece your living rent free and getting the feel for a house hack. Another option would be to air bnb rooms and generate 1k a room per month and now your making money. Opportunity is everywhere you just have to go for it. Take some risk and know you can always lick your wounds and move back in with mom.

Listen to Cal Newport Podcast from BP. I think you can manage both with proper focus. Not really clear on your question to be honest. Only you can determine your financials and time best spent. I say go for both and you will know in due time.

Looking to invest in buy and hold in b-class neighborhoods. Thinking 1% rule will get me to a break even at worst entry and pay off long term with appreciation/rent increases over time. Where are you buying in this class for $150k or less? Currently looking at suburbs outside of Indianapolis and Denver. Anyone got any other areas they wouldn't mind sharing?

What is your question? Depending on class I think you may experience higher vacancy rate. Also running #s as % is the norm but not sure when you are dealing with such small #s. A new hvac or roof is same cost for 60k or 120k house. Definitely get a solid inspection done on major cap ex items as their life expectancy is important and will cut into your cash when they come due. Way to start taking action.

If you run numbers including 1 months rent for lease up it comes out to greater than the 8-10% used regularly. 

Rent = $1400

PM at 10% + 1 month rent = ((1400*.1*12)+1400)/(1400*12)=18.3%

Doubt you can get 4% loan with 20% down. Budget for cap ex seems low too. Are tax and insurance monthly? Do not forget about maintenance costs.

With conservative numbers I ran I see ~$180 a month in cash flow. If you can get this property at the price you want it looks like a solid single to me.

Not sure about your loan. You should have no problem finding a lender who will loan on an investment property. You should have no problem finding 1% in all the midwest states where Turnkey companies are operating.
