Mike M. you are always touting your killer strategy for the Phoenix market and I wonder if anyone has actually worked with you and gone through the process. If anyone has experience working with Mike M. and is willing to share I would love to hear about it.

Only you can truly answer this question. What is you goal with REI. Is it cash flowing when you run conservative numbers? It appears like the heloc may be putting you in an over leveraged situation from a quick glance.

My guess is you initially intended to house hack and keep this once you were in a position to move to the next house hack. The cap ex should be calculated for and covered as well.

@Mark Tabah you have to manage the manager. How did you allow so much time to go by without contact? It appears to me like you are equally at fault for not being on top of this. The big takeaway from this should be that even with a PM you have to stay actively involved and watch your investment like a hawk.

Interested in understanding the section 8 tenant pool and your experience either managing or renting to sectionn 8 tenants. Are you able to get higher rent with section 8? Have you found tenants keep good care of your property and stay longer? Is section 8 a viable option for Indianapolis? Feel free to DM if you are willing to connect and dicuss in more detail.

Have you guys considered house hacking? You could buy a duplex and live in one side and rent out the other. Find the Indy forum and start reaching out to locals. Being local you should have no problem making connections and finding a rental to purchase. As mentioned above REITS are always an option. If house hacking isn't your thing buy a SFH and have a PM handle it for you. If you find you don't like it you can always cut your losses and sell.

I have heard good things about @Derek Gendig and @Ross Denman both are on BP and knowledgeable about Indy.
