I wouldnt trust anything from a website with the name "dohardmoney" That being said I even scared to click the links in the post. 

Edit: after about a 5 min search it seems they have mixed reviews on here. Proceed with caution

I will definitely take you up on that. Im working up around Newburgh now so im sure i can make the trip over to your side. Ill send you a colleague request and we can link up when we both are free. 

If your looking into Poughkeepsie ive heard the area by Marist college is a great place to look. Mid hudson regional is in the area as well. If you ever want to drive around the area let me know ive done a few trips but sometimes another eye is good to see things you might miss.

In terms of the schools they dont only have students. You have professors , maintenance workers, retail workers near by etc. If you look around on here some people that do student rentals make the tenants sign 12 month leases regardless of when they are in school. Also make parents sign on the lease and hold them accountable for damages.

Hey Nick 

Welcome to BP. I dont know your situation but have you considered living outside of the city or the outer boroughs and doing both? You could get a multi family and live in one of the units and rent out the rest.

Its easy for me to say because im used to commuting but i would consider it if you can make it work.

I've been getting better numbers in Mt. Vernon but some of the areas are C- or even D properties.
