Yea one of my lawn employees broke a window and some companies aren’t even answering the phones anymore. The voicemail says we are booked until april for current customers reach out to sales rep.

You could write to sellers. My family owns a small lot in poinciana and we get maybe 5 letter a year. More this past year. 

I agree with the above post. 

I would meet with your potential property manager and as what rents they are currently  getting in the neighborhoods you are interested in. 

Have you picked a city or town yet or are you looking at the county as a whole? Also are you doing STR? If so you may be able to get closer to cash flowing at those prices.
