Yea you would have to get a coop in that price range but that would limit you in terms of subletting with the rules.

If your free next week there is a meetup in the Bronx and its a great place to talk with other investors. It is still relatively small so its easy to network without someone trying to push and sell you something. Its a little ways out for @Bartow Church coming from Brooklyn but it might be worth the ride for you.  

I've been to the last two and its been great so far. Details below

Have you guys met up yet? Sounds like a lot of people are interested all with different levels of experience. Maybe a meet up would help everyone get to know each other and potentially organize thoughts.

I would say if you require her to mow the lawn in the new lease and are prepared to either have her leave or be bitter because of it than go for it. I would take the path of least resistence here and just hire someone to do it twice a month.

Not worth losing a long term tenant. Raise the rent a couple bucks and have someone come in to do it.
