Newbie from NYC who will buy n hold property

i am a newbie who live in NYC. i read a lot of valuable info from BP posts that a lot of professionals provide. i am a little too late to invest anything in NYC btw, i have a 2 family house on Staten island which i bought it in 2013. i am looking to buy some condos first then multi family in Poughkeepsie NY. is there anyone out there can advise which area to avoid or looking for? 

i am not a big fan of college students rentals. i've had bad experiences with them. i can get rent only 10 months out of a year. they moved out in May for summer to save money. June and July vacant for 2 months. they start looking in August. other tenants downstair/upstair complained loud music dancing around holiday season. the biggest headache was the bathroom. the drain backed up and my contractor found like hair ball down the drain. Also, he found tampons wrapped up in paper towel. It is a common sense that impossible to flush. i just a headache. i appreciate any valuable info. Thank you so much
