My landlord is an Apple Pay engineer and has asked me to pay him through that method. Seems fine from my side other than they have your number.

Inheriting tenants can be very difficult. My recommendation (and others are likely to disagree) is to serve her notice that she is delinquent on rent and that if she does not pay in full by the 15th that you will be starting the eviction process.  Make sure you are following local laws as you do this.

 You are trying to solve someone's problem. You might waste a couple minutes of someone's time by sending them mail - but I'm not aware of a better way to sift through the opportunities that don't make sense.

Direct mail is about getting leads. Why wouldn't you want warm leads and then clarify the situation once you've received the contact?

I think a lot of wholesalers do good work out there - but I would highly recommend going with an agent/MLS opportunity on your first purchase. There's so much you don't know about buying a house until you've done it (a couple of times???) and I wouldn't recommend going it alone first time out.

I'm sure people on here will disagree with me... but your first purchase is about getting on base. I personally wouldn't swing for the fences when you are still in the education phase.

 Not a single issue yet.... but it's something I'm cognizant of.

That's what I've done.  It's a pain to get done - but allows you to get a traditional loan.  Highly recommend the delayed financing approach.
