Purchased one turnkey in Indy and it was a terrible experience. Subsequently have purchased >18 more doors through traditional means. If you want an integrated experience, @David Moudy can take care of you. He does the PM + acts as agent (in addition to working with contractors on repairs).

I don’t invest in Baltimore, but have invested in some C-class properties in the past. They look really good on paper, but my experience is that reality doesn’t line up.  Tenant turns are going to happen more frequently than you are planning and are going to be much more expensive.  

If this is your first property and you are stretching AT ALL to get this done. I implore you to wait a little longer and move up an asset class. It won’t look as good on paper, but the amount of heartache will go down SUBSTANTIALLY.

I've used Venmo in the past and had no issues whatsoever.

I haven't used them... but I currently own 18 doors in Indi with 32 more coming online in the next 30 days. I use @David Moudy who kills it for me!

Make sure that you find your "Core 4" (read David Greene's book for better understanding) and make sure to trust but verify. Having these individuals as part of your team creates a balance and accountability between them.  Once you find good people - make sure they are paid very well and that you send them a lot of business!

I would get a non-refundable security deposit to take the unit off the market. Then worry about full security deposit and lease once it's move in time.

Did your pre-approval say that they would finance for properties <$50K?

I'd get a contractor out there with you if this is your first deal to walk it and point out things that you don't know to look for.
