To answer your first question, my answer is generally yes because of delayed financing. As to your second question, I will let people a lot smarter than me answer that one!

Ya - banks tend to not write loans less than $50k. What's your plan on the refi if you do purchase? How do you plan to get something with a reasonable interest rate on the back end?

Business credit cards tend to be easier for <$50k. That said - both are expensive options. Make sure to run your numbers as conservatively as possible.
