Generally you can only do this if the property is owned free and clear. I currently have >$2.5M in seller financed debt in Indianapolis, but takes a lot of digging to find the properties and owners that make sense.

I have never used any of these companies myself - but have heard terrible things about one or two of them.  

I currently carry 50 doors with @David Moudy and love working with him.  Unlike other PMs, he’s great about aligning incentives and making sure it’s always a win win.

Get an inspection. If your deal isn’t good enough to justify, it’s not good enough to buy.

I'd find a good agent to help you out, given that you don't know the market. Going the wholesale route definitely has price advantages, but you won't get the same level of service. I highly recommend @David Moudy who has helped me acquire >50 units over the last two years but I'm sure there are other good agents as well.
