Seller of the property acts as the bank so you don't have to go through traditional lender. Terms can be much more flexible.

Hey - Indi would love to have you and is a great market. That said - I think you are coming out swinging asking for deals <80% of market before having proven you perform in the area. Think you are likely to need to do a bit of digging and prospecting to find those kinds of numbers.
