For list pulling, I'd recommend:

  • Listsource (one of the leaders in the space)
  • Propstream (another leader)
  • DistressedPropertyLeads.com (worth checking out because it's affiliated with a major player in the market)

For skip tracing, I'd recommend Lead Sherpa, TLO, IDI or Lexis Nexis -- all producing credit bureau level data.

A lot of great ideas here, including attending REI focused virtual meetings to get your name out there. If people know who you are and what you know, your name will come up as relevant.

I'd double down on the FB groups. Just like your marketing, this is going to be a numbers game. There are probably several groups focused on your state. The buyers themselves are in those groups or a wholesaler may be willing to connect you to a peer.

Hey Keith, as Landon suggested, you can connect with other local investors. There are tons of facebook groups for REI, probably a few focused on your city/state.

It is a numbers game so don't be discouraged if the first batch of outreach yield little or no results. BP has tons of resources, webinars etc that can give you more insights on how to ramp things up.

Generally speaking if you can acquire a list (say from Listsource, for example), you'll be able to skip trace to get the contact info to manually call/text or send out postcards/letters. You can quickly scale up from there and bring on VAs or other software.

Saw this thread as I logged in and I think I can add some context @Ethan Summers. Most people tend to get their initial residential list form places like listsource, propstream, propelio, property radar or rebogateway. If you are looking for commercial or multifamily properties then costar, reonomy or loopnet are the go to. 

From there, you can skip trace the property addresses to get the contact information for your prospects. Calling, texting, mailing are great avenues right now for getting in front of people at scale.
