Hey Maxwell, I think Sherpa can help. It uses credit bureau level data to start. This is going to be the best data source possible. It also tells you the type of phone it is -- whether it's a mobile number or a landline. From there, it will tell you how recently the number was seen to tell you which of the 3 numbers for the person you should probably reach out to first. It's pay as you go and you can skip trace 1 property or hundreds of thousands. Ping me and I can share more.

Another you can compare is Lead Sherpa. It has credit bureau level data with the ability to skip trace LLCs, corporations, individuals and trusts. It gets data back within minutes and gets you unique data points like their most updated address if they've moved within the last 90 days -- among other datapoints.

I think Sherpa would be a great tool for each of you. It's credit bureau level data and the only thing that you need to perform the skip trace is the property address. Feel free to ping me if you have any direct questions or I can also answer them in this thread.

I'll throw my hat in the ring here. Our company produces high quality skip tracing. It's credit bureau level data that comes back within minutes for individuals, corporations, LLCs, and trusts. It's pay as you go and I really do believe it will change the effectiveness of your marketing.

I think Propstream is a great resource when it comes to sourcing the initial property data. The alternatives are Listsource, Propelio, Property Radar and your local title companies.

When it comes to skip tracing, I don't think they have the most accurate data.

Hi Carol, the most common CRMs tend to be Podio, Podio derivatives like Podio Beastmode, Follow up Boss, Investorfuse or REI blackbook.

Great suggestions so far. One quick addition to that post, if you're going to use Propstream to find properties that could come to the market soon, then you'll  need to skip trace it to determine the phone numbers, email addresses, updated mailing address (if applicable) for that person so you can market your services.

Another strategy I've seen new agents use is to run social ads. The ads would run on Facebook or Instagram. It would be a simple lead capture asking the prospect if they're interested in finding out the value of their home in that market. If they go to your landing page and fill in the information, then you know they're a possible lead you can reach out to offer your services.

Hey Jesse, It may end up being more costly to create your own software to skip trace than it is to use an existing skip trace too. The value of skip trace companies is that they've done the work of building out a software tool, access/source the data and created the whole infrastructure.

Creating your own won't guarantee that the data you can get will be credit bureau level, skip trace LLCs, corporations or trust, and not to mention the time it would take that would pull you away from actually sourcing and finding deals to wholesale.

If you're looking to create a skip tracing company altogether, that may be different but otherwise it's going to take you away from your core activity to grow your wholesaling business. What rate were you getting?

I've seen investors do this with some success. There are location specific Facebook groups where you can network with other investors and cash buyers. I'd recommend joining as many as you can to build out your network of buyers.
