Hey everyone, I really like the dialogue that's happening here. I wanted to pop in to share some updates on the Verizon issue. We are now taking a hybrid approach to texting where you'll now be able to text to those prospects. If you are an active subscriber, you can just reach out to our support team and they can activate that in your account.

We are doing some things to streamline that whole process for everyone and you can expect to see that within a couple of weeks.

Hey Conrad, If you've used TLO, you can use Lead Sherpa's skip tracing and get the same or better data. You can skip trace LLCs, corporations, trusts as well as individuals. It is a pay as you go model and you won't be charged for duplicates, things you've already skip traced nor if the software doesn't produce any data for you.

You can do batch skip tracing as well as single skip tracing.

I'd recommend the skip tracing here at Lead Sherpa for a few reasons. You can get credit bureau level data here for not only individuals but also corporations, trusts and LLCs. That data comes back instantly and you expect the data to be highly accurate because of its source.

You only pay for what the software gets back as new -- so no charge for duplicates, things you've skip traced before or if you get no data at all. 

Trying to be objective here but this is among the best (TLO, IDI, LEXIS NEXIS), if not the best.

I"ll try to be as objective as I can here. :) Having the insights that I do on this landscape, I'd recommend checking out Lead Sherpa and you can determine on your own how it matches up.

One quick addition that may boost your productivity is a virtual D4D using Street View on Google Map. I'm seeing more investors take this on completely or as a supplement to their physical driving. It may help you to get you bump up your finds in the same time.

I have a different perspective because I work with investors inside a marketing software. I see them quickly hand over the keys to their marketing to a freshly minted VA. I agree that a VA can handle your administrative tasks but when it comes to your marketing and other mission critical components of your business, I'd recommend getting a firm grasp on that first and then later ensuring that the person who you hand that over to has the ability to truly manage your lead flow and process.

Hey Orion, don't think that your age is a limitation. I've spoken with a 17 year old who partnered with his mother to get his first deal. Age doesn't matter as long as you do the work.

Hi, you mentioned that you were looking at Realtor.com and Zillow. You may also look for off market deals through different list providers. This is more of a prospecting play  but there are some opportunities there. You'll be able to source properties based on different criteria then reach out to them via multiple different marketing channels
