There has been a lot of references to good outlets (listsource, reonomy etc). Here' another you could check. It's costar. Whichever you choose should get you started and then you can go into your proactive outreach from there.

Hey @Bryce DeCora, the company I work for actually skip traces and produces data at that level. It is 15cents per address. you can upload a list or copy and paste a single address and it gives you that data immediately back.

You can also look at TLO, IDI or LexisNexis. People will often comp us with these guys. They supply the credit bureau with their data. I'm not a 100% on how they source their data

Hey Bryce. It depends on the type of skip trace company. A lot of companies scrape the internet to see what data they can find. They may even use companies that do that.

The best skip trace companies get their data at the credit bureau level. There are also high level databanks that they'll cross reference the data against to get addition data points.

I'll try to be objective here but I think you'll find that Sherpa has very high quality skip tracing as well. It produces credit bureau level data, skip traces LLCs, corporations, individuals and trust, while only charging you for only the data that you actually get back as new. 

It may sound bias but my suggestion is also coming from understanding what happens backstage.

Hey Nicholas, the best way to get updated info is to use a skip trace tool that gets data at the credit bureau level. These tend to get you the most accurate numbers. They will often share when was the last time they saw that number. I happen to work for a company that does just that. let me know if you have questions.

Sam gives some great advice. To complement the physical driving, you may also consider virtual 'driving' using Google Maps. This is not a substitute but should be complementary to driving around. 
There are a lot of resources available on BP. Dive right in and inundate yourself with it all while taking actions where necessary.

The accuracy is very important. If you aren't able to get the right data, the marketing will not be as effectively. Sometimes people think it's the marketing channel when it could very well be that the data is not correct. The best bet is to have a tool that produces data at the credit bureau level.

There are also tools out there that does separate the phone numbers and address and put them in different columns so it can work well with other tools you use. I know because I work for one :D

It has been said before but I do want to underscore that more and more investors are going upstream to source the off market deals themselves --especially in this market -- there's real value in doing so. It would mean going to places like listsource etc, selecting your criteria, skip tracing then texting, calling, mailing etc.

I second Nicholas' answer. Skip tracing will help you find the owner and their contact information. The better the skip trace is, the better your marketing will be.

Think of it like this; if you can't get the right contact info for the owner, your marketing will fail -- no matter how great the strategy.

Things to look for: is it credit bureau level data or it is just scraped from the internet? can it provide info on llc, corporation owned properties? will it give you an indication for when the number (or other contact info like email) was last seen? How quickly does it get back that data?
