I started a direct mail campaign. I’ve gotten several responses, the latest being someone wanting close to retail price for the house. It’s move in ready. Do you even bother making a counter offer? How do you handle these situations? I’m thinking to just tell them I would have to be much lower and thank them and ask them if they know anyone else that may be interested in selling. I’d be interested in your thoughts and how you handle this?

Just placed my first order on yellow letter HQ. My list is 1200 but I just ordered 500 post cards. Should have a proof in a day or 2 then we’ll see what happens. Exciting times!!

Thanks for the info Tory! Do you target any specific filters for hour list? Ie: certain equity %, out of town owners, etc. And what would you say your call back and deal % would be?

Does anyone use yellow letter HQ to send post cards to generate leads? Is there a better option? I’m about to use list source and yellow letter ha for the first time. Thanks

Thanks for sharing. How did you come up with 5% for maint and vacancy? Also noticed you didn’t have anything down for capex. I’m a newbie so I’m curious. The calculations I use is 8% for vacancy (1/12) and 6% for capex and maint. No real reason I use those numbers, would be interested in how everyone’s gets theirs.
