I’m starting out myself so I don’t have much to add. 12.5% for vacancy, repairs, capex seems a little low. But I may be wrong. I’ve seen offers for 15% down on investment property. I wonder if this can be a “second home” that only requires a 10% down payment? Not sure if that can be done with a duplex though. Where in east Texas is this?

Something to think about in option 1. If prices do come down at some point in 1-3. First the prices may continue to rise before they start to correct, and theres the chance that they will correct to a price that’s still higher than today’s prices.

What do you mean digitalized? What type of list are you targeting with cards? What are you paying? When I did my first 500 post cards it was about $265 for the list and post cards

Made some more calls today... most were either disconnected or wrong numbers. Left a few voicemails and sent follow up txts.... got one response. Owner txt me and said they were planning on listing their house next week and told me what their bottom dollar was. Dialog started... we’ll see where this goes

Didn’t go too well. 500 Probabaly wasn’t enough to get a good sampling... I haven’t sent any more but plan to in the future... right now I’m working through my driving for dollars list and cold calling.

Out of the 500 post cards I got 4 calls. 1 sassy lady that told me to stop sending her cards, 1 investor in my area thought I was a wholesaler and wanted me to add her to my list of buyers, and 2 people that wanted market price for their house.

Morning Steve....I assume you're talking about that quads on Tammy Lynn Dr?  I was wondering the same thing.  The 6 four-units that just got listed are owned by someone that owns whataburgers in the area, and I was told he's trying to put more attention to that side of his business.  

I was considering buying something there, but I want to focus more on brrrr.  Im also new to investing.
