A long time!  18 years, sort of.   In 2004 had the real estate idea, was quickly talked out of it by well intentioned, uneducated-in-the-subject parents.  Fast forward to 2021...took a year of research and over analyzing, and help from some good people I've met on here.  April 2022 closed on my first.  About to close on my 5th property (8 and 9th door).

It sounds like you're trying to buy your first investment using a VA loan?  VA requires you to live in it for 1 year.  I'm sure you know that though.

The seller can accept whatever the insurance company is offering for damages and sell the house as is.

 That’s what I was thinking as well

There is probably more to this than what is in the original post, but in some cases insurance proceeds / claim can be assigned to the buyer and a bond can be purchased to wrap around the active litigation. May or may not be worth the hassle on a wholesale deal…

I was under the assumption that they could just pocket the money.  The price we’ve discussed reflects seller not doing any rehab.

Hello BP brain trust.  I've got a lead on an off market coastal beach house property that the owner wants to sell.  The house is a fixer upper from a hurricane last year.  I'm being told there's currently litigation going on between private insurance adjuster and the insurance company for the hurricane damage and that they wont be able to sell until after the litigation is complete.  But they're open to any loop holes.   Does anyone have suggestions how I can buy this property sooner?  Any suggestions are appreciated.

Lessons learned? Challenges?

When buying a property with belongings left on the land, even if it is stated in the contract that everything on the land goes with the sale, is not guaranteed. The seller can not include abandoned property (vehicles, trailers, etc) if they are not the legal owner.

Game cameras are a god send!

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

My partner is a Broker AND a real estate investor, so he was amazing! Todd Evans at Texas Twisted Realty in Longview, TX finds DEALS
