Looks like I waited too long and all the rooms are booked at the Hilton bay front.  Anyone already book and want to split the room?  Let me know.

@Nick Dunin Don’t rush and force it. I suggest moving on to another deal.

Got on a conference call with seller and bank so bank would speak to me.  Managed to talk to enough people that someone agreed to consider stopping the auction if I sent them the contract and proof of funds or pre-approval letter from my bank, but it’s going to take a couple days.  Either way I’ll know by Friday whether I got it or not.

@Nick Dunin find a hard money lender who will work within the time frame. And then refi in 6 months after seasoning with your local lender. It’s expensive but if you really want the house that is an option to pursue. No guarantees just my suggestion.

I thought about that.  But I’m not sure I can get it all done by Friday.  Title work hasn’t even been started.

Title is uber important. you always want to work with a title company that has experience in FCs and can work to the timeline. If you have to walk away, I hope you are not forfeiting too much money. Best wishes,

I’m not out a dime, just a little time.  Seller is in denial I think

Have you talked to the bank?

No, seller is contacting bank this morning and I’m also waiting on him to send me bank contact so I can see what I can do from my end, although I doubt they will talk to me

What state is it in?

There is nothing you can do to stop the foreclosure except reinstate the loan.

The borrower can file BK but other than that, not many options

I found an off market property that's going to foreclosure auction next week.  I guess owner sat on it too long, he took my offer quickly.  This was befoe I realized the auction was a week away.  I'm planning on using a local lender so thats going to take much longer than a week.  I need to find a way to stop the foreclosure auction.  Any suggestions?
