Why are you looking to do a creative financing deal that would help everybody give you some tips since its to broad of a question without any more information. Based on some things that i've been tossing around in my head after reading the "The Book on Investing with No ( and Low ) Money Down: Real Life Strategies for Investing in Real Estate Using Other People's Money" by @Brandon Turner here are some ideals i thought of: 

Even though i'm a beginner i would say it very well might be probable by finding a person that is really just wanted to get rid of their property but at what condition the building might be in and depending on the type of investing plan you have could be the make it or break it.  

Maybe try talking to the owner of the building and just getting the down payment seller financed and then use a conventional / FHA / VA loan

I would highly recommend to pick up the no money down book because while i'm still working on getting a stronger understanding of this ideal myself the amount of information in that book is amazing.

sorry for such a late response, i agree with what you are saying and also was another reason why i'm not going to be getting the cert since i'm not in a heavy military area like san diego or hawaii.

Hello everybody,

I just moved back to the Chicago area to start investing and I’m looking for some recommendations for a CPA and a Real estate attorney. Background of what my goals are to help everybody understand where I’m coming from:

- Currently seeking my first buy and hold property minimum of 3 units to allow me to house hack. The first couple of properties will be creative financing since i won't qualify for any conventional loans due to filing for bankruptcy in 2014.

Here is what I have found to be the most important thing to me personally after doing some reading and research (If I’m missing anything that I should throw in based off of your personal experiences please share):

- Must have personal real estate experience or at least an understanding of investing. They don't have to have 20+ years’ experience but at least enough to have a good professional knowledge of their trade and understand how to apply that to real estate we could both benefit from each other and develop a great working relationship.

I'll have to keep my eye out for this as well since in about a year I plan on using my VA loan to by muti family building as well
