Post: Existing tenant moved into nicer unit without asking

As somebody else said it depends on the laws in your state But If you planned on fixing the unit the person was living in this may work out better for you as long as they can produce a lease or sign a lease for the unit that moved into. Are they paying fair market rent for the u it that they moved into ?

As robert has said garrett sutton has a lot of great info out there to really since he breaks it down to laymen terms it had really helped me get a great understanding of what i wanted to do personally. I had the same question as you did and after doing my own research i decided to use a professional to set up my LLC.

Keep working towards your goals. i understand how it can be really hard not let the negativity get to you. I get told, the you're crazy look, and you can't do that at least once a day when people ask what i'm working towards or what my goals are for this year. try to turn what your naysayers into motivation for reaching your goals that helps put a positive spin on what could otherwise be negative.

This year for me its all about staying "focused" and not getting distracted by the next shiny thing.

2009 ford ranger long bed although i don't have it paid off as of yet this will be my daily and work truck for a long time. i am a car junky so once i really get things going ill have my fun car but not until i reach my investing goals.

To create a legacy that my family will be proud about. Most of my family has had a lot of potential in many things in life but have never really capitalized on their talents. The biggest motivation that i have is to not have my mom have to suffer with terrible health care like my grandmother did before she had passed away due to being on medicare the quality of life she had really bothered me.

Goals for 2016 are pretty modest but it's all part of the plan to set myself up for the next couple of years. 

1.) Build up my investing team which i have already gotten a great head start because of this website

2.) Get my first building that i will be house hacking plan is for at least a 4 unit building to cover the monthly costs of managing the building and to be able to live rent free. Once i get a grip with being a landlord I'll be looking to get another 4 unit building.

3.) Really streamline the property management process and get really good at working the numbers on analyzing deals. 

4.) Create a blog to share my progress with the community and to also help keep myself accountable. 

5.) Continue to improve my knowledge in real estate in investing and as a real estate professional.

6.) Get my brokers license in illinois about 3/4ths of the way there already so this one should be done before the end of this month.
